About - Kensington Redevelopment


The Kensington Housing Estate Redevelopment Project was launched by the Minister for Housing and Aged Care, Minister Bronwyn Pike, in August 2002 to redevelop the 7-hectare Holland Park public housing estate of 850 public housing dwellings. The redevelopment of the land at Holland Park Kensington is the first major redevelopment project to revitalise a large inner city high-rise public housing estate.

The redevelopment plan involves the demolition of all existing buildings on the site except for two high-rise buildings (94 Ormond Street which is an older persons high rise building, and 56 Derby Street, a mixed household building), and the construction by Becton of 616 new residences of which 421 will be for private purchase and 195 for public housing. The new construction will be staged and is due to be completed in 2008. Upon completion the redevelopment will result in:

369 private apartments in 20 Bodies Corporate
52 private terrace houses in one Body Corporate
195 public housing apartments on 7 titles

The Office of Housing is currently undertaking major upgrading works on the two remaining high-rise buildings on the site, including increasing the current number of units in these buildings from 203 to 241. This will result in a total of 436 public housing units on the site at the completion of the site's redevelopment.

What is different about KMC?

KMC is an on-site management organisation that works towards delivering effective and efficient key services to the residents of this development. The overarching goal is to promote an integrated and cohesive community through a place management approach which has common standards for grounds, buildings and services, high quality management of the site, and a strong focus on community building.

Through this strong investment KMC takes a leading role in community building which works to contribute to the well-being of all residents of the site, support enhanced social and economic participation by low income households living on the site and development of effective links between the site and the local community. It is also anticipated that KMC will contribute to the social and economic development of the broader Kensington community.

The Kensington Management Company takes responsibility for key aspects of management of the precinct including community building, Body Corporate management and facilities management. It also works collaboratively with the Office of Housing to enable effective provision of tenancy management of the public housing on site.

  • Governance and Management: ensuring accountability to DOH and Becton and customers as well as the broader Kensington Community, and ensuring that KMC operates effectively and efficiently.
  • Community Building: resourcing community development to build social capital and enhance resident wellbeing.
  • Facilities Management: managing the external building fabric, grounds, common areas and services for all buildings (public & private).
  • Tenancy Management: day to day management of DHS Regional Housing staff located on site who are responsible for administering public housing tenancies within the redevelopment precinct.
  • Body Corporate Management: administering the responsibilities of all bodies corporate within the precinct.
